By the way-there is no way in hell you Mo Belleus are going to come in here when I am not here. Mr Gagnon had a bad habit of letting himself unannounced and without permission and helped to a beer in 1 or a wine-cooled in another and even pot in another the tenant moved out and wasn’t here 1 month. And that’s only 3 tenants that I know of So I learnt that lesson in non time and took measures so it doesn”t happen here”
By the way when Mr. Gagnon bought the building all the Hot Water Tanks were on the basement floor, he then decided to put the tanks in the apartments the were was place enough so he had reroute piping, he had to make holes in ceilings to pass piping.
Etc. In here in 2 places- there is 1 still not fully repaired, je never finished closing it up properly. To me it didn’t make any sense because a leaking tank on the 3rd Floor can possibly cause damage all the down to a basement apartment. Just my POV.
You didn’t seem to want to understand that My Washer pipe is Duct Taped to the black ABS pipe which goes into the 3in. main pipe that all 3 apartments are hooked into (mine and other 2 above me). Reason is- so that water goes into my washer instead of between the walls the n onto my floor (closet floor other side of wall and Living Room carpet other side or under my washer on floor- water follows gravity so it goes where its got to go.
As long as the water goes in my washer it doesn’t go between the walls etc. But if 2 wash at the same time the water goes between the walls anyway like 6 weeks ago…water came through my ceilings form #7 and under my washer. I guarantee she had water on her floor near her washer. SIMPLE MAINTENANCE of putting that acid in the drain once 12 to 16 months can prevent all this. Mr Menard owned before Mr Gagnon they both did it because it had to be doner. They didn’t have to come in here to do it, it can be done in #7 or # 11, why can’t you people understand that.
Never mind the washer thingie if you can’t understand.
The bathroom walls and ceiling have to come down and relaced (not while I’m her anyway). Water leaked between the walls for at least 26yrs for above. When part of the ceiling fell into my bathtub about 2 yrs ago I finally found out why the paint couldn’t stick to the walls-the drywall is all wet or too humid for the insides. When the walls are down the plumbing has to be redone and the tub changed. Before people bought Mr. Gagnon installed a new sink in the bathroom I can’t even use the darn thing because it does drain properly. When I have to use it I have to siphon out the excess water into a bucket by hand.
I can still go on but not for now because 0135hrs Monday morning. I’m telling you what I know as factual and not supposing or thinking.
Another thing don’t even presume I received a message just because you sent it any whichever way you used. I do know my rights and I don’t ever want to be woken up at 0830hrs in the morning again even if I know your coming.

#1 Mr. Menard was an elderly man who was on the Town Council for years he also owned the 5 apt. blocks on this side of the street. Never had any problems with him. He wasn’t overbearing like you and Mr Gagnon. At least Mr Menard wasn’t a nuisance!
#2 Mr. Gagnon ¾ of the was high on Pot whenever he was around this building and left a lot of work he did unfinished. He, like you, had a hard time to understand he wasn’t “Roi et Maitre” on this side of door #3. He was somewhat of an asshole “in my opinion”
So don’t give me some petty statement like this: “As you mentioned in your email and letters …the last 2 Owners you dealt with were men (male)..I’m also a man (male) why does all of a sudden you don’t’ want to deal with a man (male)? “Don’t include Mr Menard in this because outclassed Mr. Gagnon and you by a country mile!

L’accès au logement
« 1857. Le locateur a le droit de vérifier l'état du bien loué, d'y effectuer des travaux et, s'il s'agit d'un immeuble, de le faire visiter à un locataire ou à un acquéreur éventuel; il est toutefois tenu d'user de son droit de façon raisonnable. »
« 1931. Le locateur est tenu, à moins d'une urgence, de donner au locataire un préavis de 24 heures de son intention de vérifier l'état du logement, d'y effectuer des travaux ou de le faire visiter par un acquéreur éventuel. »
« 1932. Le locataire peut, à moins d'une urgence, refuser que le logement soit visité par un locataire ou un acquéreur éventuel, si la visite doit avoir lieu avant 9 heures et après 21 heures; il en est de même dans le cas où le locateur désire en vérifier l'état.
Il peut, dans tous les cas, refuser la visite si le locateur ne peut être présent. »
« 1933. Le locataire ne peut refuser l'accès du logement au locateur, lorsque celui-ci doit y effectuer des travaux.
Il peut, néanmoins, en refuser l'accès avant 7 heures et après 19 heures, à moins que le locateur ne doive y effectuer des travaux urgents. »
« 1934. Aucune serrure ou autre mécanisme restreignant l'accès à un logement ne peut être posé ou changé sans le consentement du locateur et du locataire.
Le tribunal peut ordonner à la partie qui ne se conforme pas à cette obligation de permettre à l'autre l'accès au logement. »
« 1863. L'inexécution d'une obligation par l'une des parties confère à l'autre le droit de demander, outre des dommages-intérêts, l'exécution en nature, dans les cas qui le permettent. Si l'inexécution lui cause à elle-même ou, s'agissant d'un bail immobilier, aux autres occupants, un préjudice sérieux, elle peut demander la résiliation du bail.
L'inexécution confère, en outre, au locataire le droit de demander une diminution de loyer; lorsque le tribunal accorde une telle diminution de loyer, le locateur qui remédie au défaut a néanmoins le droit au rétablissement du loyer pour l'avenir. »
